Swansea Bay- a Developer's Wet Dream?

Swansea Bay and its associated SSSI appears to be a focus for all sorts of plans. We had the suggestion of a week of motorcycle racing on the sand (the birds would hardly notice this?), a plan to gasify coal deposits in the under laying substrate and now we have plans for a tidal lagoon to generate 'green electricity'  (http://www.tidallagoonswanseabay.com/). I continue to feel (although the latest plan has some merits and we certainly have big tides), that any major undertaking can't help but change the nature of the location in ways that are not fully predictable.
